Abiel is now moving into rapid business expansion is looking for Asset Management Executive to assist the management team in strategizing and implementation of value enhancement strategies to our growing portfolio.
The role is based in Singapore.
Key Responsibilities
▶ Assist in maximizing ROI for the portfolio of properties assigned, including working with the property management & leasing team to improve occupancy, revenue (rental and/or other income) and reduce costs
▶ Preparing a realistic and achievable budget for the property that you will be in charge of to forecast accurately the property’s financial performance
▶ Review of the budget to track expenses and identify irregularities
▶ Planning and implementing asset enhancement work
▶ To strategize, plan and execute an annual management plan to manage and strengthen tenant relations
▶ To develop a keen understanding of the lease process from negotiation to lease commencement
▶ Tenant & lease management of assigned portfolio of properties
▶ To work with property management team to ensure that properties are properly maintained
▶ Responsible for the timely preparation of management reports as requested by management
▶ Assist management in evaluating and resolving operational issues
▶ Assist in the pre-opening process for newly completed properties, to work closely with leasing team in securing tenants
▶ Attend site and construction meeting
▶ To liaise with and/or engage relevant authorities ie. URA, SLA etc
▶ Coordinate the annual valuation exercise
▶ Support management in matters such as ideal structuring, due diligence, feasibility studies during acquisition/divestment of assets
▶ To assist the management in suggesting company growth initiatives as well as improving on-going processes
▶ To actively participate in corporate tasks/growth plans to help the organization move forward and ahead of competition
▶ Any other duties assigned by the management
Key Requirements
▶ Possess Diploma/Bachelor's Degree in Business, Project Facility Management or Real Estate
▶ At least 1-2 years in asset management, renovations or related field preferred
▶ Prior co-living or staging experience required
▶ Strong analytical and time management skills
▶ Exquisite presentation and negotiation skills
▶ Excellent relationship management and interpersonal skills
▶ Results oriented
